Budgets built from items, not averages
Headline “average remodel cost” figures hide most of what drives a real price: the size of the room, how much plumbing moves, the finish level and local labour rates. These estimators work the other way round. You choose the items in your project and a price for each, and the total follows. The low and high figures show the range you should be ready for while quotes come in.
Keep a contingency
Opening walls and floors often reveals rot, old wiring or pipework that has to be replaced. A contingency of 10 to 20% is a sensible planning allowance for older homes; it is money you hope not to spend, not part of the design budget.
Decide what you can do yourself
Demolition, painting and fitting accessories are jobs many homeowners take on to save money; tiling, cabinetry and stone worktops reward experience. Untick the items you will handle yourself in the estimators and add only your material costs for them, so the budget shows the real saving and the contractor quote covers only what they will actually do.
Get three written quotes
Use the item list from the estimator as a checklist when you ask for quotes, so every contractor prices the same scope. Check that each quote says what is excluded, who arranges permits and inspections, and how changes are priced. Plumbing, electrical and gas work must be done by licensed trades in most places.
